There is  a misconception that dentures will make your speech hard to understand or make it harder to chew and swallow and this is partially true but only as your mouth adjusts to having dentures. Once this period of adjustment is over your speech and abilities to chew and swallow should be fine. Some medications may reduce the amount of saliva that your mouth creates and this can impact your chewing and swallowing abilities, and although it has nothing to do with your dentures, this may be where the original misconception originated.



Another concern is the use of adhesives to keep your dentures in place. This is partially true depending on certain circumstance.



Dentures that fit correctly should not require daily adhesive to stay in place but as your mouth changes due to bone shrinkage and gum tissue changes, the need for adhesives to create a firmer hold may become necessary to hold your teeth in place. But even the best fitting dentures require suction to hold and how well your dentures hold will depend on your palette, something you have no real control over. If your palette is relatively flat your suction will be sparse and you may be one of those people who even with the best fitting dentures have to use adhesives for security.



Another myth is that once you have dentures you won't need to see your dentist again. This is not true. Even without your natural teeth your dentist is a necessary component for good oral health. You should still continue to see your dentist twice a year for check ups against oral cancer, and tissue and bone loss.

How's the Spring Market Shaping Up?



“I'll stick my neck out to predict a good year for real estate once again in the Lethbridge area.  Consumers will want to watch their timing for how many active listings are on the market and be wise to the costs of the New Home construction.”



So how are things this Spring?  At the time of writing this article, Fort McMurray is seeing some residents thankfully starting to return, but the effects of this on real estate in the province have not even begun to be analyzed.  The news for real estate is “Eye-popping” in Toronto and Vancouver, certainly less so in Calgary.   Lethbridge?



The best news is on the West side.  The average sold price of single-family detached homes in April was $344,433 - a 3.9% increase over April 2015.  The number of sales in that month increased by 38.8% over the previous year, with more active listings and sales than in the previous 10 years.



The North side is holding its own right now, with average sale prices in April on single-family detached homes up just over half a percent.  Sales volume is running about 23% above April 2015. Prices are holding, as the number of active listings is down almost 20%.



The South side needs to catch up a bit here, folks.  Average sale price on the same style home as above has slipped to about 3.5% below April the previous year.  Sales volume is on par with previous years.  The number of active listings in this category for April was down about 9% in the South of the City, so it is expected that this average sale value will rebound over the next month or two.



Of course, there's a lot more detail that could be discussed as far as different styles and categories of homes and certainly diversity in the market as we look outside of the City.  Call me anytime to talk about it further, maybe we can grab a coffee…

I am concerned about mold growth, what should I do?

3.Keep your ductwork clean and use a high-efficiency filtration system to keep your entire HVAC system clean.



What is duct cleaning?



Duct cleaning refers to the cleaning of the various heating and cooling system components of forced air systems, including the supply and return air ducts and registers, grilles and diffusers, heat exchangers heating and cooling coils, fan motor and fan housing, and the air handling unit housing.



What is a Heat Pump?



Heat pumps are a great solution for your home comfort system because they work to provide both heating and cooling.  Heat pumps have SEER ratings like air conditioners and Heating Seasonal Performance Factor (HSPF) ratings for measuring heating efficiency. Q: What exactly is “compounding”?



Pharmaceutical compounding is creating a specific pharmaceutical product that is tailor made to each individual patient. Compounding can occur in many different ways. Sometimes compounds can start with a tablet or capsule made by a drug manufacturer and can be turned into a liquid; in other cases, raw powders and chemicals are used to make our final product – in essence, making our compound “from scratch.”



Q: Why would something need to be compounded? This sounds like compounding is a lot of extra work!



It is a little more work to fill a compounded prescription than it takes to fill a prescription that is made by large drug manufacturers. Compounding requires numerous steps, starting before the product is even made. We need to research how to make the product, how long it is good for once made (the shelf life), or even how to convert doses from an oral use product to a topical use product. Once all the research and information is compiled, the compounded product is made on site in our laboratory by our trained staff. Due to the extra steps involved in making a compound, it does take a little bit longer than filling a commercial product, but often we are able to get most products to the patient fairly quickly.



Q: Why do people need to get medications compounded?



Pharmaceutical companies can manufacture pills, capsules, and liquids in extremely large quantities to serve the majority of the population. However, there are some cases where these mass manufactured medications don't fit the needs of the patient. One very common example would be pediatric patients.  They can require many of the same medications that adults do, sometimes even for the same reasons. Unfortunately, since children are so much smaller than adults, they often need a much smaller dose that what is available commercially. Even if the dose is available as a pill, it sure isn't easy to get your 3 month old to learn how to swallow a pill!



No matter what the reason, we are able to compound these tablets or capsules into a liquid to make accurate dosing easier. This way, pediatric patients are able to get their dose of 1/3 tablet reliably and with (hopefully!) not much fuss. Because we are a specialty compounding pharmacy, we have access to ingredients and recipes that non-compounding pharmacies cannot get, which allows us to make products that taste better for those picky pediatric palates.



Unfortunately, the pharmacy industry can also have issues with supply problems where all pharmacies cannot get a commercially made product. These supply problems can range from a couple months' supply issue, all the way to a permanent discontinuation of the commercial product. In many of these cases, we are able to get the raw chemical in and make capsules so the patient is able to continue on the same medication at the same dose.



We can also help out patients who have allergies or intolerances to fillers in commercial products. These fillers can include things such as lactose, preservatives, dyes, gluten, or even sugar. By removing these products that patients have issues with, they are able to receive the benefits of their medication without having to deal with the side effects that may be causing them issues.



Q: How do I get a medication compounded at your pharmacy? I think you might be able to help me!

This is the second part of our series on the analysis of options to deal with debt.  Further articles will change one or two variables to see how reasonable options differ depending on circumstance.  If you wish your situation analyzed, send us your fact pattern.



The situation:



Personal



Jack is 38, single, with no dependents, and nets BC's average wage of $3,095 monthly. His car, now worth $20,000, was purchased with a loan. He pays $400 / mo. and owes another $21,600.



Debts



Jack owes $31,000 on credit cards, $40,000 for income taxes (up from $15,000 in our last column), $4,000 to a bank, and $2,000 for MSP.  He has a lot of debt.



Assets



Other than his car, Jack has $5,000 (garage sale value) of furniture, some tools from his self-employment, and an autographed photo worth $2,000.



Cash Flow



Jack's car costs him $850 monthly for payments, insurance, gas, etc. After rent of $1,100 he has $1,145 for food, debt payments and everything else. He thinks he could pay about $600 towards debt.



The options:



Hang in there



Roughly, $77,000 of debt at 10% interest requires $642 of monthly interest payments.  As he cannot afford this, his debt load is going to grow.



Jack is in danger of CRA demanding full repayment followed by his wages being “garnisheed”.  It will be difficult for Jack to deal with his debts on his own, even if he let his car go to save $650 monthly (after $200 for transit) and found cheaper accommodation.



Seek a consolidation loan



If Jack could reduce his debt to $75,000 by selling his photo, at 10% interest a consolidation loan would require about $1,000 monthly for 10 years, or $1,650 monthly for 5 years if he could get one.



If it is worth it to Jack pay these amounts and appease creditors and forego a lower cost debt workout or bankruptcy filing, then his creditors will be happy and Jack will defer his fresh start.  This is a decision Jack must make when considering his options.



Consumer proposal to creditors



A reasonable consumer proposal would require Jack to pay $425 monthly for 5 years, or $25,500.  This would include his entire debt to CRA. At this reasonable cost, Jack could afford to keep his car or he can let it go and get a jump on building real wealth. All collection activity must stop.  Jack could apply for and receive a new credit card.



Bankruptcy



This is a very realistic option for Jack and it would cost a lot less, allowing him to start fresh much earlier. A bankruptcy would probably cost Jack about $500 monthly for 21 months. He would have a poor credit rating for almost 8 years.

Home sales remain at record levels across Metro Vancouver



Last month was the highest selling April on record for Metro Vancouver.



Residential property sales in the region totalled 4,781 in April 2016, an increase of 14.4 per cent from the 4,179 sales recorded in April 2015 and a decrease of 7.6 per cent compared to March 2016 when 5,173 homes sold.



April sales were 41.7 per cent above the 10-year sales average for the month.



“Home buyer competition remains intense across the region,” Dan Morrison, REBGV president said. “Whether you're a home buyer or seller, it's important to work with your local REALTOR® to get the information you need and to develop a strategy that will help you navigate today's market.”



New listings for detached, attached and apartment properties in Metro Vancouver totalled 6,127 in April 2016. This represents an increase of 3.9 per cent compared to the 5,897 units listed in April 2015 and a 2.4 per cent decline compared to March 2016 when 6,278 properties were listed.



“While we're seeing more homes listed for sale in recent months, supply is still chasing this unprecedented surge of demand in our marketplace,” Morrison said.



The total number of properties currently listed for sale on the MLS® system in Metro Vancouver is 7,550, a 39.3 per cent



decline compared to April 2015 (12,436) and a 2.6 per cent increase compared to March 2016 (7,358).



The sales-to-active listings ratio for April 2016 is 63.3 per cent. This is indicative of a seller's market.



Generally, analysts say that downward pressure on home prices occurs when the ratio dips below the 12 per cent mark, while home prices often experience upward pressure when it reaches the 20 to 22 per cent range in a particular community for a sustained period of time.



The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $844,800. This represents a 25.3 per cent increase compared to April 2015.



Sales of detached properties in April 2016 reached 1,979, an increase of 9 per cent from the 1,815 detached sales recorded in April 2015. The benchmark price for detached properties increased 30.1 per cent from April 2015 to $1,403,200.



Sales of apartment properties reached 2,107 in April 2016, an increase of 33.4 per cent compared to the 1,579 sales in April 2015.The benchmark price of an apartment property increased 20.6 per cent from April 2015 to $475,000.



Attached property sales in April 2016 totalled 695, a decrease of 11.5 per cent compared to the 785 sales in April 2015. The benchmark price of an attached unit increased 22.1 per cent from April 2015 to $608,600.

While wine grapes are grown in countries around the world the wines that are produced in one place as opposed to any other will have very distinct characteristics.  These differences can occur, for example, in as little as a few feet or from one row of grapevines to the next in the same vineyard.  This is just one reason there are so many choices of wine available and why no two wines, even of the same varietal, are ever the same.



In the world of wine there is a term, Terroir, which is used to describe the combination of factors that create the unique growing conditions for any particular vineyard or vine.  While generally Terroir is considered a factor for an entire vineyard, in truth most vineyards have several different terroirs since soil and weather conditions can, and do, vary widely even inside a single property.  This is one reason that different varietals are planted in different sections of a vineyard.  Each varietal has its preferred or ideal conditions.  Proper design and layout of a vineyard is critical to the long term performance of the land and the success of the operation.  Matching the varietal to the terroir is critical since vineyards are long term operations and vines can often stay productive for decades.  Matching a vine to its preferred conditions such as the soil type, the nutrient and trace chemicals present to nourish the plant, the amount of naturally occurring moisture available in a typical season, the composition of the soil itself and not just the surface soil but underlying structures and types as well.  Other factors like the direction and amount of sun exposure, the elevation of the property, the slope of the terrain, high/low and mean seasonal temperature and daytime vs. nighttime temperatures are also important in vineyard design considerations.



In our modern, scientific world these factors drive the design and building of vineyards.  Extensive soil coring and testing, drainage plans and longitudinal studies of local climatic conditions and other considerations are controlling factors in the design and planting of modern vineyards.  The objective is to try and match the growing conditions in any particular location to a vine that will thrive and produce good quality fruit because, in wine making, as with many other endeavors, the end result is only as good as the raw materials being used.



It may be easier to understand why these things play such an important role in the process when you consider that a vine doesn't produce any usable fruit for the first three to four years after its planted and it takes anywhere from one to sometimes four or more years before the wine is ready to be sold.  Viticulture and wine making are very much deep pocket business ventures requiring large up front investments and patience.  Having said that we need to remember that those same vines may stay productive for decades into the future and, if the terroir is unique and the right vines are planted unique and distinctive wines can be the result.



While it is often true that 'the older the vine the better the wine' it is far from a rule.  As vines age their root systems grow deeper and, depending on the soil, can add lots of nuanced character and flavours to a wine.  The downside, from a business perspective, is that older vines produce less fruit so maintaining a balance between unique quality and adequate volumes to maintain profitability become the key factors.  Very, very few wines will ever qualify as collectible or can justify an exorbitant price.  By and large wine grapes are a commodity business.  Wineries know that their particular product is unique and market their wares as specialty branded products but, in reality, wines are also commodity products like virtually all food products.  In the end the key is to find wines that you like, that you are proud to share with friends and that fit your budget and lifestyle.  While some consider wine a special occasion treat millions worldwide drink wine on a daily basis.  Regardless of your need The Wine factory is here to help you find the wines of your life.

Mini Monte Cristo Party Sandwiches



Ingredients



1  baguette (350 g), ends cut off and discarded



1/4 cup (50 mL)  PC Dijon Mustard



1 pkg (120 g)  PC French Emmental Sliced Cheese



5 oz (150 g)  leftover roasted ham, cut in twenty 2 x 1-1/2 inch rectangular pieces



4  eggs



1/2 cup (125 mL)  whole milk



3/4 tsp (4 mL)  salt



1/2 tsp (2 mL)  freshly ground black pepper



1/8 tsp (0.5 mL)  ground nutmeg



1/4 cup (50 mL)  unsalted butter



Instructions



Cut baguette crosswise into 40 equal slices. Arrange on parchment lined baking sheet. Brush the top of each slice with mustard. Top half of the slices with a slice of Emmental, a piece of ham and another slice of Emmental. Place the remaining baguette slices, mustard side down, on top.In medium bowl, whisk together eggs, milk, salt, pepper and nutmeg. In large nonstick frying pan, melt half of butter over medium heat. Working with a few sandwiches at a time, place in egg mixture until they have soaked up a bit of mixture. Flip over to let them soak other side. Place sandwiches in hot pan. Continue to soak and add sandwiches to hot pan until half of the sandwiches are in pan. Cook for 3 to 4 minutes per side or until golden and crisp and cheese is melted. Transfer to platter; cover loosely with foil. Repeat with remaining butter and sandwiches.

The design industry, as compared to other industries, has one major, challenging flaw-there's no finite model of comparison, no global understanding of “value” when it comes to design work. To give an example: the college kid a couple doors down will make a logo for you for 200 dollars. The major studio downtown will make you a logo for 4,000 dollars. What's the difference? Some people would say that 200 dollars is too expensive. Others would say that 4,000 dollars is a steal! Still others would have no idea! The point is, the value of design (in this case, a logo) is too abstruse, distant. Many have no idea how much design runs for. Why? Because many people have trouble “imagining” the value of design in terms of dollars or yen. There is no tangible day-to-day value relationship between design and most individuals. Because most people don't have everyday experience with design-related transactions.



A new pair of jeans will cost you between $30 and $200. In this example, what do you think about the pricing? Yeah, $30 is cheap! Most people will agree. In general, we have a solid understanding of the value of a pair of jeans-because everyone wears them! Ask someone the same question about good design and what will you get? Most likely a blank stare. Any customer who requests a logo design, understands the value of a logo internally and to themselves, it's a designer's job to turn the customer's perceived value into not only a price, but what its true value is as a business with a brand to build.



The truth of the matter is that $200 pair of jeans didn't take that much longer to draw up than the $30 pair, but what you get in return (for spending the extra bucks), is recognition for wearing something “brand”. You also get a better fitting product, something that will last you longer, something more tailored and also a bit more confidence because you know you invested in something worthwhile. Our question, if you haven't already asked yourself: How different is that from design? Before someone can finally find a pair of jeans that fit just right, they need to spend time researching. Learning about their body, sizes, fabrics, cuts. They then have to compare that to the price of the jeans and make a decision. Is there value to be found at that price point? Does the price of the product equal the satisfaction and value felt as a customer?



Really and truly, design is no different. The only problem is, unlike jeans, customers can't learn through experience with design, especially when they've never ordered design work before. So this information has to come from somewhere! Ask your designer for industry rates. A designer should be able to get past this whole “tangibility” misconception by telling you what the market usually charges. Just like when you buy jeans, the prices could be all over the place, but at least you'll have a general idea. Sounds easy, but before a designer can explain a product's value, they must first understand how it relates to your business.

There is an amazing amount of dis-information out there concerning Tattoos.  Over the next few issues I will try to help you sort through some of this.



First off, let me say that there is very little in today's disposable society that you will purchase today that is going to last you a lifetime, let alone that you will wear forever.



So let's start with choosing a studio/artist. There are a lot of people operating tattoo machines out there but very few tattoo artists. Far too many “ tattooers” are working on clients way before they are ready (and I was one of them). With little regard to the client that has to wear the learning stage tattoo. There are many shops that employ substandard tattooists just as money generators.  Caveat Emptor!



Good tattoo artists take pride in their craft and strive to excel and exceed customer expectations with every piece they do. A good Tattoo artist also does the best to ensure that the experience is as safe, comfortable and professional as it can be. Continuing education in the arts, blood borne pathogen procedures and products, equipment, techniques, inks and after care.



The biggest MISTAKE I see is when people are thinking about ink is asking online “who's the best”. More often than not, the responses are a long drawn out popularity contest.  Filled with undeserved praise or disrespectful comments.



Do your research. If you see GOOD INK on some one, ask them about it, the majority of people with good ink are more than willing to help guide you in the right direction. Most reputable shops have a web presence, search out the portfolios on line. You don't have to be an Expert® to tell quality from substandard work.



When you have a few narrowed down. Visit the studio, Check for cleanliness, professionalism, and equally or more importantly look at the portfolios. Be careful of being tricked by pretty /cute pictures. Look for quality of lines, saturation, techniques, variety etc. That being said, I know a few world class, amazing artists that haven't updated their portfolios in years.



Studio parlor or buddy's basement. Sadly, this has to be addressed. The professional artist will provide a clean sterile environment to tattoo. With proper disinfectants, protective barriers on surfaces and equipment. Proper disposal of contaminated material, and on and on. At the time of this printing I am unaware of a health board approved, licensed home studio. I am aware of some big name artists that do tattoo out of home. However they have a separate clinically clean area designated for tattoo. Not an area that served hamburger helper and needs to keep the dogs off you while being tattooed. A quality artist will have no problem finding a reputable studio to work in, temporary or otherwise. Again, these are strong suggestions, there are some exceptions to the rule, but what kind of nose job are you going to get with your friends home surgery kit.



Another factor to look at is pricing. Although fairly subjective, as with other businesses the studios that are reputable are generally with in a few dollars of each other. Those prices are based on normal business practices. The costs of operations, wages, rents, utilities, and a whole medical pre care, after care, inventory. Not to mention good grade inks, machines, sterile needles, medical supplies. The point is that the tattooers that are offering cut rate tattoos must be cutting corners somewhere.



There are other considerations in pricing as well, speed, quality, ability etc.



Please be safe, do  your research, get a tattoo that you can be proud of. Think before you Ink.

Hope is Our Anchor



The catastrophic forest fires in Fort McMurray devastated people's lives.  Displaced from their homes, many families are preparing for returning and rebuilding.  In Alberta and around the world, changes to the price of oil have caused changes in income and unemployment.  In these kinds of situations, it can be easy to feel discouraged.



An anchor is a heavy object that attaches to a rope or chain.  Its purpose is to keep a vessel from drifting.  When an anchor is locked in to an ocean or lake bottom, the full horsepower of the boat's engines cannot dislodge it.



Paul wrote to the Hebrews in the New Testament and said, “…hope…as an anchor of the soul, both sure and stedfast….”  In the darkest and most troubling times, there is something that can keep everyone from drifting in a sea of stress.  There is a refuge from despair.  It is hope.  Money, health, family, and freedom can all be taken away.  Hope is something that you have to give up.



I would encourage you to not cut anchor and instead, hold on to your hope.  Better days are coming.  Defeat will try to pull you in the wrong direction.
