Now this conversation can go two ways from here.
Sometimes it can be really short, because if, truly, the person is just looking for the cheapest deal and wants a direct base-bottom quote, I'm not the agent they're looking for. And that happens. But usually a seller is looking for better service than that.
So there's a lot to discuss and look at about selling your property. It's a complicated process, and you're trying to protect the value of what, to most people, are their biggest investments. Maybe the cheapest guy out there isn't the best suited to handle that for you.
There's a lot of property for sale out there and everybody knows many of these listings never sell. What you need from your REALTOR® is to help your property sell, and sell successfully.
Your prospective agent needs to have the experience needed to give you pre-listing advice on how to prepare your property to stand out among competing properties, without wasting your time and money on items that won't return value.
Marketing knowledge and experience within the local market is the biggest reason why you require the services of a Realtor and you should expect that this service is provided with on-going diligence. If your agent doesn't have time to stay current with up-to-the-day micro-trends in the market, then that agent doesn't have time to sell your property. Period.
But it's not just about that kind of experience. Today's real estate agent must have Tech-savvy. The ability to communicate using 'all the tools' is now completely basic to doing business in the modern world. Even if that's not so much your cup of tea, you need your agent to be up on all of this so you don't miss out due to the agent's lack. Good camera shots, possibly a video tour, make all the difference to the marketing campaign in our internet reality.
