3) You may receive low offers or no offers at all. A higher asking price does not always equal a higher sales price. The more you overprice a property, the more likely you are to eventually sell it at a price lower than its market value.



Lastly is exposure which is very important. You might have the best house in town for sale but if no one knows about it, the chances of it selling are very slim. Social media or classified sites such as Facebook or Kijiji can work, but to gain maximum exposure and get your house in front of the most people who are ready and willing to buy, it should be on the MLS® system.  Considering that 89% of homes sold in Canada are sold through the MLS® system, it could be one of the biggest factors in getting your home SOLD!
